Placing your order
A deposit of 20% is required at the time of order. You will receive an order confirmation, deposit invoice, plus a "What Happens Next" letter, a timetable of events, insulation fitting instructions (if applicable) & preservative treatment information.
An invoice for the balance of payment will be sent to you approximately 2 weeks prior to your cabin delivery.
Our normal opening hours are Monday to Friday, 9.00am to 5.00pm. We are able to make arrangements outside of the above mentioned hours and at weekends, however, in ALL cases, visits are by appointment only so that we can allocate a member of staff to be present to devote adequate time to our visiting customers.
Bearing in mind that most of our cabins are being made fresh especially for you to your design requirements, we need a sensible time frame in which to process the order, design, schedule production, source correct high grades of raw materials, manufacture, package and transport.
This is reliably achieved in 6 weeks on average.

All of our delivery lorries are equipped with Moffat Mounty / Kooi fork lift trucks on board.
These are incredibly versatile machines, that allow the driver to offload the cabin packs from the side of the lorry, travel a short distance and place the pack as close to your build site as is possible.

We do offer an efficient installation service nationwide, although the majority of our customers take enjoyment from self assembly and we are available 24/7 to provide expert advice over the telephone should the need arise.

I am so pleased that I have have discovered you and I am very impressed by your reputation and credentials as a company. I must say I always have a preference to deal with a family run company such as yours and clearly your experience gained over more than years in the log cabin industry in the UK, providing so many log cabin solutions for clients and your superior technical know how and design ability and flexibility has certainly filled me with confidence. Your website www.logcabins.co.uk is by far the most comprehensive and informative and really demonstrates that anything is possible with your system. It is so nice to see pictures of actual real life cabin designs rather than computer generated maybe's. I am looking forward to your personal and professional service and pleased to hear that your goal is to exceed my expectations.
I have been searching for a log cabin to suit my garden / land / other ____________ other but none of the standard models that other suppliers offer are suitable for my situation. I understand that Keops can make the cabin exactly as I want it or indeed clone a design that I like elsewhere but make it a higher quality for a better price.
It is very important for the cabin to to be a quality product. I have seen some of the cheap and nasty products available from other suppliers which are not for me. I must have Northern Scandinavian Pine for its superior density, higher insulation values, straightness, stability and its quality assurance that it will be free from defects such as loose knots, splits that develop and grow and worst of all, the dripping sap that is so sticky. I definitely do not want to risk the cheaper low grade timbers from Estonia or Lithuania which I've heard have all these problems.
My budget is tight of course, but I understand that it doesn't cost any more for having the cabin made just right rather than making do. As you say, “customise don’t compromise” and “it costs the same to make it right as it does to make it wrong”
I will need it fairly quickly but the normal six weeks delivery will be fine to allow time to prepare the site but I would still be receptive if you call to say you are ready earlier as you suggest may happen from time to time. I am relieved to hear that you deliver with a lorry equipped with a forklift truck on board which will offload the packages and should be possible to transport them a short way along the road and onto my drive. I can confirm that the route has at least 2.5 metres width so the forklift will be able to get through. This will save me needing to have a team available to offload by hand and us all risk injury to hands and feet!

I am excited that I just need to give you my wish list and you will give me a really keenly priced quote.
The cabin I need has a rectangular / square / L shaped footprint measuring ________ metres / feet BY ________________ metres / feet.
This allows space around it for roof overhangs, the little bits of log that protrude at the corners and space for me to get round and decorate... I need at least 400mm / ___________ mm until I get back on the diet.
I will be looking at the wall. This will be my "focal point" wall, so I will nominate that wall as my FRONT wall and for clarity, as I stand outside looking at my FRONT wall, the wall to the left will be my LEFT wall, the wall to the right will be my RIGHT wall and the wall at the back will be my BACK wall.
I need doors and windows and I understand that you can put them wherever I wish. Obviously I will try not to squeeze too many doors and windows into a wall that is not long enough to take them. I have found your menu of doors and windows particularly useful to choose the styles I prefer and to see the dimensions so I can sort out what will fit where.
I would like 4mm single / 14mm double glazing, with / without toughened safety glass. Although I do / do not prefer your Golden Oak UPVC system with the 28mm Low E toughened double glazing.

The style of the roof has made me think hard about the look I am trying to achieve. I have studied all your brochures showing different roof styles. I am particularly interested in;
The CLASSIC ridge roof with the standard 19 degree pitch
The COTTAGE ridge roof with a steep 42 degree pitch
The DUTCH roof with dual pitches of 42 degree at the eaves and 24 degree at the top
The CLASSIC roof but with pitch tailored to anything up to 42 degrees
The QUATRA / PENTA roof which is hipped to provide four slopes
The MODERNA roof looks flat but does have a slight fall hidden behind the fascia
They all have a "ROOF RIDGE" which I can see is the highest horizontal length of the roof. I can appreciate that the rain falls down from the "roof ridge" to the "roof eaves". Even the Moderna has a "roof ridge" at its highest side.
I need the ROOF to be orientated so that the ROOF RIDGE direction runs between the front wall and back wall OR the right wall and left wall.
In other words, I need the ROOF RIDGE to be orientated so that its direction runs right angles to my front wall OR parallel with my front wall.
I would / would not like the roof to extend out over my front / back / left / right wall to form a canopy approximately ____________ metres / feet long. I appreciate that canopies are normally formed as extensions to the roof ridge, but other types are available the other way if particularly needed although a little more expensive.
I would / would not like a guttering kit that includes all the troughs, pipes fittings and brackets. Alternatively I can provide a gravelled soak away as part of the base construction.
Whilst considering the roof, I would / would not like FELT SHINGLES in colour green / brown / black. I know these are rated for about 15 to 20 years life and are the usual supply.
I prefer to have
Heavier weight felt Cambridge Shingles with more irregular tile patten.
Metro shingles a metal tile with gritted surface and 40 year warranty
Metal sheet with pressed-in continental roof tile effect profile
Cedar shingles the traditional red cedar shingles, really classy and expensive
I would / would not like a veranda that includes decking and balustrade protruding away from my front / back / left / right wall approximately ____________ metre / feet BY ___________ metres / feet length along the wall.
I need to add more of a visual feature to my cabin and would like to consider a protruding porch / recessed porch / recessed cut away / equestrian roof overhang / log store / cat slide roof / false gable / roof dormer / clock tower / flower boxes / other ____________________ which I have noticed you have provided for other clients and it really personalises the cabin.
Internally I need / do not need a WOODEN FLOOR with the pressure treated timber bearers underneath the walls and floor, OR just under the walls if no floor.
The internal HEIGHT of the walls can be your standard / taller / extra tall which is simply a matter of adding in extra levels of wall logs.

I can also appreciate that to gain some height in the loft it will be necessary to increase the height of the side walls and probably make the roof pitch angle steeper, which makes the overall ridge height taller and costs more to supply. Plus I will need a loft floor and supporting structure and a ladder and probably a window for ventilation and light in the loft that costs more.
It needs to be a sensible clearance height below the loft floor to not feel claustrophobic and I need it to cater for someone who is ________ metres / feet tall. I am also conscious that I do not want the cabin to exceed 4m tall overall to keep me within permitted development, so I must accept that the loft area will only provide a low clear height that wouldn't be suitable to stand up in, but as I need the loft floor for storage / sleeping on a mattress / children / train set / other ________________________________________ it will be just right for that purpose.
It would / would not be nice to include _______ no. VELUX roof light(s), the centre pivot, pine finish, double glazed type would be perfect, and I am happy for you to recommend the best size for my roof.
I do / do not need to be able to use the cabin all year round. I am / am not intending for people to sleep / live in it . I will / will not need it to be insulated.
I was interested to learn all about the relative merits and needs for insulations. I can see the logic that there is no point in making the walls in thicker and thicker log for the purposes of better insulation if all the heat is moving through the roof, floor and windows. As you say "no point in wearing an extra jumper if your head and feet are freezing". I can agree there is a priority to cap those weak areas in the insulation envelope first. It also makes perfect sense that the roof insulation is the most important as it not only keeps heat in during the winter but also keeps it out during the summer and I certainly do not want to be uncomfortable in it during the summer. I see that you even advocate that if my budget is very tight I would always be better choosing a thinner wall log to save money which would be better spent on the roof insulation. I think I would prefer a log thickness of 28mm / 33mm / 45mm / 56mm from an insulation point of view but I fully appreciate the structural integrity of the cabin and visual appearance will also be considered in choosing the best log.
I have read up on the different grades of insulation that you offer and it apparent that I would only need the the Buildings Regulations Approved Grade if the building is needing to be inspected by the building control officer as a commercial building, school, residence, large building with heating and over 30 square metres internal floor area or simply as a matter of preference.
For the majority of cabins in gardens for the majority of uses, if insulation is needed then the Comfort Grade of insulation appears to be ideal and understood to be a much lower cost.
I will not require wall insulation. I was minded that wall insulation would be essential but your notes on the website put my mind at rest that it is not necessary as first thought in a building that does not need to meet house building regulations approval or mobile home homes (Caravans Act) approval and certainly I am not going to be tempted by suppliers that offer a skimpy amount of wall insulation that does not meet approvals anyway but is offered as a sales gimmick instead of providing proper insulations to deal with the real heat loss zones in the roof, windows and floor and then for it to be installed in a manner that could damage the structure of the cabin adds insult to injury.
I will require wall insulation. The use or size of my cabin dictates that this is essential to comply with house building regulations and I am aware that I will need to adopt the higher standard of roof insulation and the higher standard of floor insulation and the housing standard of doors and windows as described in your Code of Practice so that the whole envelope complies with the rules.
I think I will / will not ask for one of your expert teams to construct the cabin for me. It is good to know that their backgrounds are as fully trained, skilled house builders and that now they are dedicated to building Keops log cabins. It is impressive that they will travel anywhere in the UK and sometimes abroad and still they aim to be ready to start on site at 0700 / 0730 hrs and then put in a much longer than average day. I can appreciate that their expertise, skills, special tools, team size and working hours on site will make for a much speedier construction and worth every penny. I will / will not be happy to make the tea and provide some bacon sandwiches!
As they are proper builders and very experienced in civil engineering matters please do / do not provide a quote for preparing a suitable base. It is / is not safe to assume that the ground is reasonably level and sound, that there is good access from road side cement mixer with barrows and the distance is not excessive. OR as the existing conditions on site are not ideal due to sloping ground / undulating ground / weak ground / tree roots / flooding / poor access / long barrows distance / other __________________________
I think it would be better if I send some photos and have the chance to discuss it with the builders directly.
And finally...
I also wish I had / had read this entire letter template first to discover that I only needed to pick up the phone and dial 01386 861961 and you would have expertly and patiently held my hand through this design process.
Having worked my way through it, I found it easy / not easy to use, I did / did not find it a helpful guide through the design process.
